RICS Home Survey – Level 2

You should choose an RICS Homebuyers Report if you would like more extensive information when buying a conventional house, flat or bungalow, which is built from common building materials and is in reasonable condition, and you would like information and advice on construction, condition and repairs. An RICS Homebuyers Report will cost more than some other types of survey, such as an RICS Condition Report, but it will give you more detail on the state and condition of the property, which you’ll find of great value when assessing if it’s the right property for you.

RICS Home Survey – Level 3

You should choose an RICS Level 3 Building Survey (formerly called a structural survey) if you’re dealing with a large, older or run-down property, a building that is unusual or altered, or if you’re planning major works.

It costs more than the Level 2 Homebuyer Survey report because it includes more detailed information about the structure and fabric of the property.

Probate and Inheritance Tax Valuations

A solicitor managing an estate on death, following a will or a lengthy probate process will require a RICS professional to provide a valuation. This will ensure you pay the appropriate tax and any division of assets can be made fairly.

We have experience of valuations for these purposes and make sure we help you during this challenging period. A RICS approved valuation will reduce the changes of any challenge to the value or inheritance at a later date. We will provide that peace of mind.

If you own property for business then capital gains tax due will be relative to a current market value. Get an independent valuation from us that is recognised by HMRC.

Help to Buy Redemption

Are you redeeming your Help to Buy; are you selling? Did you know that you will be required to get a RICS independent valuation?

Our industry standard valuations are respected and can support you on sale or redemption. In fact, you will be required to get an independent RICS valuation.

It’s vitally important that you get the right company to perform this for you as the wrong valuation could cost you thousands of pounds. Our job is to give you an accurate Help to Buy Valuation Report which can be presented to Target HCA/the relevant housing association.
